The UPZONING PLANS for Hillcrest will cause gentrification and displacement of our LGBTQ+ community, especially impacting our Black community, Latino community, people of color, low-income families, artists, and retail store, bar, and restaurant workers, as well as long-term tenants.

“Hillcrest Focused Plan Amendment”

The negative impacts of this upzoning are already being felt across Hillcrest. The adoption of the “Hillcrest Focused Plan Amendment” plan will result in increases in land values, and landlords will be motivated to get rid of tenants to maximize that value. The survival of small and neighborhood businesses is also at risk. 

There are no plans to protect vulnerable residential tenants from displacement.

This proposal anticipates a substantial increase in population. There is no current analysis or plan to deal with needed infrastructure for the increased population. There has been no study of the financial feasibility of providing these services, from sewer and electrical capacity to the need for parks and open space.
